The Modernest in Nashville- Owner/Occupy or Short Term Rent

Modernest in Wedgewood Houston : pool/courtyard
The Modernest is a new-construction condo concept in Nashville, created and developed by Meg Epstein, CEO of CA South Development. With locations planned in both The Gulch and Wedgewood-Houston, The Modernest is offering something that can be difficult to find in Nashville’s condo market: flexibility of use.
Owners can have the ability to use their condo themselves, rent it traditionally, or operate it as a short-term rental—creating an interesting option for buyers who want both a Nashville home base and an investment opportunity.
If you haven’t explored Nashville real estate as an investment, you may not realize just how important that flexibility can be.
Nashville has significant zoning restrictions governing where properties can be used as short-term rentals, including non-owner-occupied short-term rentals (NOOSTRs). As a result, properties that can legally operate as NOOSTRs are much more limited than many out-of-town buyers realize.
And there’s another layer: even when a building or property permits short-term rentals, the rules may not give an owner the same flexibility to use that property as their personal residence.
So, what does that mean for an investor?
Imagine you live outside Nashville but have a reason to be here regularly. Maybe you have a child attending college in Nashville. Maybe you travel here frequently for business. Or maybe you simply love Nashville and want a place to stay when you're in town.
Rather than purchasing a condo that sits vacant when you're away—or buying a traditional investment property that you can't personally use—the appeal of The Modernest is the potential to combine personal use with short-term rental income.
You could have your own Nashville pied-à-terre, enjoy the building's amenities and location, and, when you're not using the property, have the opportunity to generate rental income through short-term stays, subject to the property's specific zoning, permitting, and HOA/condo rules.
For buyers looking for location, amenities, personal flexibility, and investment potential, that's a compelling combination.
And that's what makes The Modernest worth a closer look.

“At Modernest, the product was designed from the start to maximize the performance
of the tax vehicle. The mechanism is flexible ownership: each residence can serve as
a primary or secondary home, a part-time retreat that generates rental income when
the owner is elsewhere, or even a full-time short-term rental operated as a pure
investment.
Owners are not locked into one mode. A buyer who uses the residence as a Nashville
pied-à-terre for six months and rents it for the other six captures both the lifestyle
value and the STR revenue that activates the depreciation and OZ benefits. That
flexibility is what makes the tax structure produce real after-tax returns.
The operational layer that makes this work is Victory Living Group, a hospitality-driven
property manager purpose built to manage every detail at the Modernest properties” - WHITE PAPER | Modernest & Tax-Advantaged Flex Residential
